Gross yield
4.80%
Net yield
4.20%
Yearly costs are higher than the rent, so the net yield is negative.
Gross yield is the annual rent divided by the price. Net yield uses the rent left after yearly costs.
We work with a few banks that provide housing loans.
Estimates only. Not financial, legal or tax advice. Not included: months without a tenant, income tax on rent and loan interest.
How this is worked out
The yield compares a year of rent with the price.
Step by step
- Yearly costs = maintenance and management fees + quit rent and assessment + other charges.
- Net rent = annual rent − yearly costs.
- Gross yield = annual rent ÷ price × 100.
- Net yield = net rent ÷ price × 100.
Assumptions
- The price is the purchase or asking price. Buying costs such as stamp duty and legal fees are not added to it.
- The rent is for a full year, with no months between tenants.
- The yearly costs are the figures you enter. Loan repayments and interest are not included.
- The yield is before income tax on the rent.
Exemptions and special conditions
- Rent is taxable income for the owner, so the return after tax is lower than the net yield.
- Each month without a tenant lowers a year's rent by about 8% (one twelfth).
- A tenancy agreement pays stamp duty: by law the tenant pays it on the original and the landlord on the copy. The tenancy stamp duty calculator works it out.
With the example figures: RM 48,000 ÷ RM 1,000,000 = 4.80% gross, and RM 42,000 ÷ RM 1,000,000 = 4.20% net.
