1 About these terms

These terms apply to your use of countrywide.com.my (“the website”). By using the website, you agree to them. If you do not agree, please do not use the website. Our Privacy Policy explains how we handle personal data, and forms part of these terms.

2 Who we are

The website is operated by Countrywide Properties, Registered Real Estate Agents E(3) 0338, Suite 8-LG-8 (LG Floor), Menara Mutiara Bangsar, Jalan Liku, Off Jalan Bangsar, 59100 Kuala Lumpur. Our Principal is Mr. Madhavan Nambiar, E(1387).

3 Property information is indicative

We take care to describe each property accurately, using information from the owner and our own records. Even so, listing details are a guide only:

• Land and built-up areas, room counts, tenure, title type and other facts are as provided to us and may be approximate. Please check them before you rely on them, for example through an official land search, the title and the approved building plans.
• Descriptions of nearby places and travel times are approximate and can change.
• Price per square foot figures are worked out from the asking price for comparison only. They are not a valuation.

4 Prices, availability and status

The prices shown are the owners’ asking prices in Malaysian Ringgit (RM). Rents are shown per month. “Negotiable” means the owner has told us they are open to offers. Prices, availability and status (Available, Under offer, Sold or Rented) can change at any time, sometimes before the website is updated. Each listing shows the date it was last updated. Please confirm the current position with us before you make a decision.

5 Listings are not offers

A listing on the website is an invitation to enquire. It is not an offer to sell or let, and it does not create a contract. A sale or tenancy is agreed only when the parties sign the relevant agreement, usually prepared by their lawyers.

6 Photos, images and maps

Listing photos show the property as it was when they were taken. We may adjust their brightness, colour, sharpness, straightness or crop to present them clearly, but we do not add, remove or change anything in them. Background images, textures and illustrations used elsewhere on the website are decorative. They do not show any listed property, our team or our clients.

Maps show the road, building or area of a property, not its exact address. Map data is from OpenStreetMap contributors.

7 Foreign buyers

Foreign purchases of property in Malaysia need state authority approval. Minimum price thresholds and land restrictions apply, and they differ from state to state. Some property, such as property on Malay Reserved Land, cannot be bought by foreigners. Showing a property on the website does not mean that a foreign buyer may buy it. Please ask us about a specific property, and take legal advice, before you proceed.

8 Calculators, articles and market notes

Our Rental Yield and Buy vs Rent calculators give estimates only. They use the figures you enter and assumptions we state on the page, including tax and fee rates we checked on the date shown there. Rates and rules change, and your own costs may differ.

Our calculators, articles and market notes are general information. They are not financial, legal, tax or investment advice, and they do not take your circumstances into account. Before you buy, sell, borrow or invest, please speak to a qualified professional, such as a lawyer, a licensed financial adviser, a tax adviser or your bank. Any figure in our articles is taken from the source named beside it.

Nothing on the website is a promise or forecast of future prices, rents, yields or returns.

9 Our services

Our services to owners, buyers, landlords and tenants are provided under terms agreed with each client in writing. Using the website, sending an enquiry or receiving information from us does not by itself appoint us as your agent or create a fee. No fee or commission is set out on the website.

10 Co-agency

We are open to co-agency with other professional firms in most cases on pre-agreed rates and terms. Co-agency is for registered real estate firms only, and it applies only when the rates and terms have been agreed with us beforehand. Nothing on the website offers a fee, commission or reward to anyone for introducing a buyer, tenant or property.

11 Using the website

You may use the website for your own information and to contact us. You must not:

• use the website in a way that breaks the law or harms us or anyone else;
• send false, misleading or offensive enquiries, or enquiries in someone else’s name;
• copy, collect or republish our listings, photos or text in bulk, by automated means or otherwise, including on other property portals or websites, without our written permission; or
• try to gain unauthorised access to the website, interfere with how it works, or introduce harmful code.

12 Intellectual property

The text, photos, layout, logo and other content of the website belong to Countrywide Properties or are used with the permission of their owners. You may view them, print a page for your own use, and share links to listings, for example on WhatsApp or by email. Any other use needs our written permission. The Ejen Hartatanah mark is shown to indicate our registration and belongs to its owner.

13 Links to other websites

The website links to services we do not control, such as WhatsApp, Google Maps, Facebook and iProperty. We provide these links for convenience and are not responsible for their content, availability or privacy practices. “Also listed on iProperty” is a factual note, not an endorsement by iProperty.

14 Our liability

We work to keep the website accurate, available and secure, but we cannot promise that it will always be complete, current or free from errors or interruptions.

To the extent the law allows, we are not liable for any loss or damage arising from your use of the website, or from relying on information on it, without first confirming that information with us or with a qualified professional. Nothing in these terms limits or excludes any liability that cannot be limited or excluded under Malaysian law, including your rights under the Consumer Protection Act 1999 where it applies.

16 Changes to these terms

We may update these terms from time to time. The new version will be posted on this page with a new “Last updated” date and applies from then on.

17 Language

These terms are available in English and Bahasa Melayu. If the two versions differ, the English version applies.

18 Governing law

These terms are governed by the laws of Malaysia. Any dispute about them or about the website will be decided by the courts of Malaysia.
